Yeah that seems really close to the other one at Troup and the loop. But I guess they've done their market analysis and concluded that the hospital district and TJC traffic will be enough to carry that one while loop traffic and UT Tyler spill over is enough to keep the other busy.

I do know they started this week on transplanting trees up to 8 inches around Parkside. Instead of buying new trees that are small, they are transplanting several hundred trees over the life of the project.

I'm gonna say that's a bad move, but I'm notoriously bad at predicting restaurant success.

Their food is pretty average and BCS has tons of TexMex options. The margin for error down there is incredibly thin.

Agree. The food has pretty much gone downhill in the past few years. But, so far all their restaurants have done really well, so who knows what will happen with this one.
