I had been years ago to one up in the Denver metro and thought it was decent. However I just stopped by the one they just opened down here in the springs when I was downtown for work recently and it wasn't very good at all. And expensive.

These two fires up north sure did pop up quick and spread fast. Hoping for minimal damage and zero loss of life. Still somewhat surreal to see the aerial fire fighting planes and helicopters. We've been working on an application for a customer in the PacNW and their design has finally been approved for use in Colorado.

Serial arsonist? With no lightning I doubt the reason is just carelessness but who knows. People in the neighborhood are screaming about wanting them to ban outdoor fires.

My fiance and I were sweating this Quarry fire. We're getting married at Chatfield Farms on 8/31. Thank God this rain helped out all the firefighters and saved people, homes, and our venue!

On another note, freaking Colorado liberals and all their taxes. I just went to buy some cigars online from Cigars International and Colorado now charges a 50% excise tax on cigars.

More inconvenience to save money by shipping to friends in Texas and either having it shipped here or picking up when I'm there for work.

I feel you on that. I can't tell you how pissed I was when I moved back last summer only to find out the dumbassery about having to pay for grocery bags followed me from CA to CO

And when you bring up that they use more bags for their fruits and vegetables it doesn't phase them. I now just scan everything as it sits in my cart and then load it in the car.
Some peoples reusable bags look disgusting.

I kinda like the fact that the paper bag has returned.

Also, if I'm not getting much, the produce bags are a great free bag throw an onion in it.

It likely goes without saying, but we will be moving out of Aurora ASAP. We are looking in The Pinery, Parker and Elizabeth. It's exciting for sure.

I'm going to see if I can luck out and find an assumable mortgage since we can cover whatever difference. I figure I've got a few months to try that while the rates drop.

If I can see a neighbors house in the picture of a listing, I pass haha. I never want neighbors again after living here.

So if you know of some houses coming on the market soon...let me know. 1/4 acre or bigger. Price range is pretty wide open at the moment, but I want to invest as much as possible so I have to keep that in mind.

There's a ton of acreage east and southeast of Parker.

we're just finishing up the big eagle rock distribution center in monument which is right at baptist (west side of interstate).. I'm sure they'd love to have the revenue. They were happy about eagle rock.

That's the development I told them about. I think it's zoned light industrial, no idea if they put a bucees there or not. There's also that area down old denver road by woodmen church.

To clarify, I really just meant you have a really good sized buffer. The Pinery seems to be the only 1/4 acre area I'd consider, but even then, I would need a lot of trees as I don't want to see my neighbors back yard or vise versa. That will narrow it down a lot. But I really want at least a couple acres in Elizabeth or Parker. Wooded acres, as much as I could get. I don't mind building if I have to. But...I look forward to the hunt.

I got a couple friends in Elizabeth which is nice for the acreage.

But if you're wanting wooded acreage, I recommend Black Forest 80908.

Nothing is as quite as enjoyable as taking your dog out in the morning and the first thing you see is a homeless guy taking a deuce in the alley next to your townhouse. To add insult to injury? A Denver cop literally drove by, stopped, looked at the guy, looked at me, and shrugged as if to say, " what do you want me to do about it?"

Welcome to Denver!! I love this city but this is the third instance of seeing this type of foulness. Between this and the nine Amazon packages I've had stolen off my porch in the past year or so I'm beginning to question living here.
I'd go on a political diatribe but this isn't F16 so I shall refrain but damn the politicos here have go to step up.

Yup, big reason I called it quits and moved out of the city was monthly car thefts/break-ins at my apartment complex. Found it impossible to be happy while essentially crossing my fingers every morning hoping it wasn't me this time.

If I go the route of buying land and building, is anyone here a contractor, home builder or developer? I'm willing to hear out any Aggies pitch or recc.

At this point, I just want to sit down with someone I can remotely trust to get an idea of what the cost really is.

My wife and I both used to work on the wholesale side of residential building materials, so we know some ways to be creative with spending. And how to avoid needles custom/special order doors, windows and materials.

I love the idea, but I have no idea the difference in price between building on 5+ acres or trying to compete with others for the really good 5+ acre existing houses.

I know I screen shorted weekend but it shows that for weekday too.
Weird cause I've ridden rail a couple times a year for awhile and it's always 15 minutes.

E line is once an hour due to damage and eventual construction to the rail lines. South of the Colorado stop it also goes like 10 mph for a decent amount of it for the same reason.

I think buying an existing home is the way to go. We bought when interest rates were 7.25 and it kept the competition down, so we were able to buy a place we absolutely love. Plan to refinance early 2025. Building a house will always cost a lot more, and then you will have the extra expense of bringing utilities in and making sure you have a reliable water source.

Downtown Denver:
  • We just had a shelter-in-place due to an active shooting situation. Shot(s) were fired on a bus next to our parking garage and a suspect fled.
  • Last week we had a deranged person gain access to our building and get to my floor.

It's so frustrating to see downtown continue to erode.
