Much less. It's mostly track homes. What makes Salado higher is how it was built. Until 2 years ago there was no sewer system. Everything from houses to the grocery store and restaurants had to run on septic. What this did was keep Salado boutique-ish and the vast majority of homes custom on estate size (.5 acre minimum) size lots. For instance we live on a smaller lot in our portion and it's just under an acre. For septics needed half acre minimums mostly. The east side of 35 in Salado will remain high and the new subdivisions will mostly be on west side of 35. Finally, schools in Salado usually deemed as some of the better ones around.

Bryan College Station checks all those boxes. Maybe a little over an hour to an airport but not much.
Bryan is cheaper for electricity and water plus the bonus of less student traffic.

I live is CS and have BTU

Back in the day, no one wanted to live in small towns because there was usually nothing there.

That's really changed.

Today, a lot of smaller towns have thriving restaurant/bar scenes that go way beyond what you find in most suburban communities, where chains proliferate.

I'd move to Boerne, Brenham, etc., in a heartbeat. The trick is identifying which smaller town is poised for a downtown revitalization before the rest of Houston figures it out and prices you out.

Did I hear you say Navasota?

My wife got a job offer for a high up position in Boerne ISD, about seven years ago before things went crazy, so I immediately started finding badass places in Boerne where I could walk to downtown to eat and drink . Great hiking as well around there. She didn't take the job.

Not bitter at all about it.

I think you are the exception and not the rule.

Livingston might check all of your boxes.
Not a far drive from humble for shopping at the big box stores. IAH isn't too far either.

It's downtown seems to be making a strong turn

What about Tyler/Longview area?

Or Abilene area

Or up in Grayson County. Lots of land up there. Cheaper housing prices and a nice lake for swimming and fishing at Lake Texoma.

B/CS has it all and access to better than average healthcare and the proximity to Houston and all its amenities makes this a no brainer. It's not cheap to live here though.

East TX and it's not close. It doesn't feel like Texas, honestly, and Tyler/Longview are close enough to Dallas to stretch your criteria.

I live in DFW but have family in ETX.

Not sure Boerne fits OPs price requirements. Getting pricey out there.

Grandbury?

Had two aunts move there not too long ago and love it. They moved into new homes about that size in a neighborhood with a waterski lake a stones throw from lake granbury.

This thread is depressing.

Just find a city you like and rent.

Amarillo. Decent size airport and you're super close to New Mexico and Colorado mountains. Not to mention Palo Duro Canyon. There are several smaller towns just outside of Amarillo like Canyon. You won't feel like you're in Texas though and it gets stupid cold in February.

I just recently helped a client buy their first home in Temple. It was a fixer upper home that was masterfully done by the contractor. He works from home as well.
