I suspect that's some of the reasons for the NG developments. It will eliminate a lot of student vehicles on the streets around campus at least from about 7:30 am to maybe 6pm. after that the streets there will be a cluster....

I know the new Aspire building (next to Chimy's) has like 6 floors of parking garage before the actual apartments even start.

A buddy of mine living off Inlow Blvd received this today about a masterplan in Bryan, TX. Anyone else seen this?

Yes, Bryan announced their plans to develop the north of Northgate area a couple of years ago and released these design plans as a potential for what the area could look like. They (Bryan Commerce and Development, Inc) are still in the process of buying up the properties from Inlow to Greenway. The last time I looked at BCAD, they had something like 60% of the properties purchased.

The pool/amenity decks are probably on top of structured parking, which are in turn wrapped with apartment units. It also looks like the streets are configured for some parallel parking. It'll also have great transit access if Bryan does establish the planned trolley down South College.

The area to be torn down is everything inside the red box.



They are moving quickly on this project. Plans have been submitted to TDLR for the new Hub on Campus project. It is listed as an eight story residential tower and 10-story garage. Not sure if they will be separate or stacked for a total of 18. Construction is set to start in May and a completion of summer 2028 expected. $130 million development.

I assumed that was the case based on the square footage. With all the high rises going up, 8 and 10 story buildings hardly raise an eyebrow in Northgate. How times have changed.

A couple of items from the Zoning Board of Adjustments.

Height variances for a helper crane has been submitted for the Rambler project. The filing indicates that the Tower Crane will be installed in May, so expect a new crane to the skyline soon.



Additionally, a helper crane application was submitted for the Hub project (Nagle and Cherry). There was no date indicating when the crane will be installed, but the building itself will only be seven stories with the garage reaching 10 stories as a result of a courtyard on the roof. No real design plans provided with their submission, outside of what is below.

Yes, I believe their design plans were for the first 6 or 7 floors (after the first floor with lobby and amenities) to be parking. That has been the MO for almost all of the Northgate construction.

I am not sure if Mr. Yancy reads this thread, but I would be interested in an update on the city owned lot in Northgate and what, if any, plans there are for that.

What ever happened to the city land in NG that they tried to run a no bid or quick bid process to that developer out of Alabama.

I think Oldham had a good project with the owner of the adjoining property.

Yes, Oldham had a good project plan with potential hotel and greenspace, but the city botched it and recommended the out of state developer with a poor plan.
