Those buildings aren't stopping that.

Students that can't afford $ 800 - 1000/ month are renting houses in neighborhoods farther away from campus. Wellborn road is filled with "Class of ....." stickers from Fitch all the way to campus every morning.

Correct, it won't stop it, NG rents are not price competitive to neighborhoods, and never will be.

IMO, the new supply in NG will suppress rents at the top of the market. That's going to make the next segment of the market adjust, too (Woodlands, Cottages, Barracks, etc.). I don't know how much this will trickle down to the single-family home market, but I don't see that effect being zero.

I haven't seen any progress at the View at 203 site in weeks. Has anyone heard anything about this project (at Church and First)? Rountree is the developer.

They had done a fair amount of site work with dirt and some push piers installed. Then it all stopped. When I went by week before last there were locks on the fencing.

In defense of the City, we with the NDA leadership (Northgate Distirct Association) are actively engaged with city staff in a monthly meeting now. We discuss all things Northgate, albeit mostly operational. The City named a dedicated Northgate liason, Jennifer Luna. Jennifer has been great to work with and the level of engagement we are having is unprecedented (at least in my 30 years as a Northgate operator). We sincerely appreciate the voice we've been given as we didn't feel we had it before.

That said, regarding the parking lot amongst other things, not everything is always as everyone assumes. Much of the City's posture at least at this juncture is representative of the engagement process with the NDA, which represents Northgate stakeholders' concerns and interests.

That certainly makes me feel a bit better, Costa.

My skepticism is high anytime the government tries to supplant their judgment for that of the markets and the people. It isn't at Macy's level, but I certainly think they botched things here with bringing forward a recommendation that was poorly thought out from an out of state developer. If going to bring forward anything, there was a plan that was comprehensive and from a developer that lives and works in the community every day. But, OG didn't have a former city staffer working/lobbying for them.

I think the big meeting at the city over the parking lot some time ago altered the tone of things going forward. I think the city, and OG in fact, gleaned from the process that it would be better to engage with the stakeholders of core northgate going forward as opposed to not.

I know others already responded, but I want to reassure you the complete opposite is happening. If you remember, the city was considering selling that lot for $13 million, but with the petition online and the huge turnout to that council meeting caused the sale to not happen.

So I believe the city/council is trying their best to give the locals and businesses what they would like to see there.

No, the City of College Station got them good. This development predated Century square and the City of College Station required them to have retail on the first floor yet severely limited surface parking. Century Square wasn't beholden to any of the city shenanigans because it is state owned property...

No, the City of College Station got them good. This development predated Century square and the City of College Station required them to have retail on the first floor yet severely limited surface parking. Century Square wasn't beholden to any of the city shenanigans because it is state owned property...

It did seem like what few business were under Northpoint were overshadowed by the restaurants (and parking) at Century Square is more the point I was getting at.

Church Avenue between Wellborn and South College should be covered with a canopy onto which TAMU nightlife-themed sights, sounds, and colors will be projected onto from 7:00 PM to 7:00 AM. Daytime projections can be vastly different, if desired. Special theming on Sunday can be programmed to coincide with the various church services common throughout Northgate.

Curious when century square moves and does something with their anchor corner lot. They did a devlopment deal in Houston with an Urban HEB, that spot feels right for it with multi on top.

Trader Joe's would probably crush right there. They always seem to want to have small parking lots too, so the spot works.
