1700 increase. Usaa. 3700 to 5400. They are valuing my house at 575k…I'd sell it tomorrow for 450k if someone would buy it. Montana.

Market price for your current home and price to rebuild most of the time are not the same with rebuild being more expensive. They're forcing you to insure for a total rebuild cost.

Ask your agent if the carrier will let you set the limits at a lower number. Some will and some won't.

The one I have now lets me deviate under their calculator.

More goes into this than just the carrier, no? Like if you have a mortgage they'll require certain coverage.

You'll generally need to have a limit that covers the remaining note, at minimum. Personally, I had my contractor ballpark the replacement price per ft and set it there. It was $100k less than what the carrier calculated.

Least year and again now. Part of it is the 2900 was pretty cheap when we got it, and its 1% out of pocket

It's a 2500 sq ft house in coppell, 2015 house

Just got off phone with the broker I called earlier


Basically she can save me less than 1K, if we go to 2% or in some cases they want 3%



Roof will have to replaced soon. Current company already said there's hail damage just a few months ago

Well replace the roof then change the deductible, unless you think you'll be doing the same every few years.

In that case the premium might be warranted.

We just had roof looked at, it was borderline and safeco said no hail damage. So.theyre on record saying no old hail damage when we try again next time it.hails

It does, but its borderline

Insurance company said no hail damage just regular wear and tear. So any future hail damage is "new" according to them and covered. They can not say, thats all old hail damage amd not covered

Circling back around with an example of what I was talking about earlier:

Last year I looked at a roof after a small hail storm came through. I told 2 different homeowners on that street not to file a claim and that their roof had a lot of life left in it.

Door knockers were working it like crazy. One dude flying around on a Segway.

This is a Lennar neighborhood where all of the homes are basically the same age (built in 2017).

I just went back to do a none hail related repair and there were 10+ roofs that were replaced in that little area.

Attached is a photo of the hail strike those roofs got bought for. Just ridiculous.

That sounds like my neighhood. Most of my neighbors have a new roof, all build around 10 years ago

No new roof for me though.

I may have already shared this her but I've seen the downside of being that one neighbor that did right and didn't get a new roof: you pay out of pocket on the sale.

But why not just find a way to get the insurance company to pay for it?!?! Maybe I am being a *****, but I will continue to say f/ck you to everyone who tries to scam the system into getting someone else to pay for their roof while others don't try to play the game.

I don't think it's scamming the system when the insurance companies are the ones propagating the whole thing by a.) overpaying for roofs b.) replacing roofs with mild damage and c.) refusing to insure homes when the roof is middle of life.

All 3 of those things are leading the consumer to do the rational thing, and push for a new roof.

The whole thing seems like a racket. If I hadn't tried to switch products they would have continued to take my money at the higher premium no issues but because I go for a cheaper product now all of a sudden the roof is too old at 11 years (its literally on the policy).

Now I don't know if I did something wrong here but the guy with goosehead cancelled the old policy when he tried to get this one in place (kinda makes sense). But now after SageSure has come back and said no dice I basically don't have coverage until I go and pay for a new roof.

More context, I live in Houston and actually had a little bit of roof damage after Beryl came through and got the necessary spots repaired from an actual roofer (not some handy man).

Shouldn't I just go and file a claim on the "old" policy? I feel like I know how that is gonna go. They are gonna send our their 3rd party assessor and deny the claim, right? So then what? They won't insure the home cause I need a new roof (11 year old roof) but then also wont accept a claim either? This whole thing is a mess.
Update: Filed a claim on that old policy and shockingly got something back. They haven't uploaded the documentation yet so I'm not sure how its all broken out but I got $7k. Its better than nothing I guess. Time to start getting quotes on my 1300 sq foot house.

That happened to me, pretty much every house around me had their roof replaced before a storm finally ripped half of mine off. I think one neighbor had theirs replaced twice.

Even with my roof half ripped up insurance only wanted to cover one slope but the roofing company finally convinced them to cover the entire roof. I ended up paying a little extra to get the Malarkey Legacy shingles put on so hopefully I am good for awhile.

FWIW, my homeowners insurance over the past 7 years went from like $3,200 to my most recent quote of $7,600 (due for renewal in June). I called Eric at Goosehead. He's posted here on TexAgs in the past, that's how I originally found him. Anyway, long story short he got me at $4,200 for the same coverage on my house, and for sh**s and gigs quoted auto. Lowered that by $100/month. Really good experience. Just thought I'd pass the info along to the lurkers. Tell him you got his info from TexAgs, he will hook you up.

I live in Coppell, and have already determined at retirement it makes sense to downsize 20 miles or so north where they have new, smaller houses under 300K

Wouldn't the rent just be high to cover the cost of the homeowner's insurance?

I get that they're getting rid of the other costs of homeownership but with this discussion about homeowners insurance I don't see how renting dodges that bullet.

I'm not entirely sure. Only know bottom line for them it was cheaper and worked better for their retirement plans.

My insurance and property taxes exceed my mortgage and I've only been in this house for 4 years.

You'd be renting from people with a 2.5% interest rate or who bought at a much lower price. I've seen that rent prices haven't kept up with sales prices.
