My understanding is Luther, on that side of 2818, is owned by TAMU and has historically not entertained allowing access to a private developer.

Any info on whether the proposed gas station has Luther access, or is it only going to be accessed off 2818?

According to the Building Permits Issued list, it is listed as 1210 Harvey Mitchell Parkway South, which is on Loopnet. I don't think this particular plot was ever owned by TAMU.

You're right, this parcel is not TAMU-owned, but TAMU owns that side of Luther, it's a private road.

Description in the loopnet listing says " Owner has approval to for a 40' curb cut and driveway to the southwest side of Harvey Mitchell Pkway South."

It doesn't say anything about approval for a curb cut on Luther, if they could, I bet it would be mentioned as a feature.

I think that's why developments on this parcel keep falling through. They can't get the Luther curbcut from TAMU, so it doesn't share the benefits of being on a hard corner.

I heard this 10 years ago, but I'm assuming it still holds true.

Luther Street West doesn't really have a curb there, and there's no fence or landscaping. I can understand why they might've frowned upon it in the past but the current TAMU is no enemy to commercial development and outsourcing on campus property, and would probably gladly hand over a curb cut if it meant something to them.

Previous rational I've heard is that the poultry science people don't want additional traffic/noise by the center.

The timing of this is interesting since TAMU just announced a new poultry science facility. I wonder if this would include a rehab on that portion of Luther? https://wtaw.com/texas-am-is-getting-a-new-poultry-science-center/

Regardless, TAMU doesn't give things away. Even if they were convinced to allow cross-access, I'd imagine that wouldn't come for free.

I would assume that the the tenant is either fully aware of the lack of access or that they worked something out. That whole thing is likely getting redone in the process.

I haven't seen any renderings for the Poultry Science center yet, but I do know they're wanting a new parking lot as part of the project, so I'm sure the access will look completely different than it does now. Also worth noting the city's thoroughfare plan calls for an eventual connection of Luther to Dowling. I'm sure plenty of involved parties will fight it, but that would provide tremendous relief to Holleman from a traffic perspective.

The University is going to let the city connect Luther to Dowling someday?

I don't know…

I said it was on the plan… Happening or not is a different story haha

I'm sure there would have to be some sort of ground lease agreement that the university could profit from development along Luther for it to come to fruition.

A new Asian place is going in next to Taqueria El Sol de Mexico, where Papa Murphy's used to be.

Not a restaurant but CC Creations is also tacking on the 3% fee for sales.

Seems like it would be more of a hassle handling cash. You have to count it, deposit it, and prevent it from walking off.

We all have the option of cash or card. Personally it's cash for me.

McAllisters charges a fee for using their app to place an order. They call it a "technology fee." My fee has been around 44 cents. I think we may need a separate thread.

Swipe fees are high. They probably did the math and saw what they were losing.

I'd just raise prices to cover it and hide that way. Because I avoid places that surcharge things.

I can't say for sure but I would think if 1860 is doing it, Poche's would also be doing it.

When you bulk order on behalf of a large organization, cash isn't always an option. That 3% gets pricey and is enough to consider taking my $1800 order elsewhere.
