Yep no more left turn right out on Texas. That said it's not too big a deal to hit 29th, University, then around the Knox Gallery and TacoBar.

In most cases location is definitely important. But, there are outliers. Some of the most iconic restaurants this town has had weren't great locations.
The Texan, The Grapevine, Cafe Eccell, and more I'm sure. Christopher's is not a good location by most standards.

Patsy Zabel, when she closed the Grapevine in 2001, specifically said the location was an issue for leasing it as a restaurant because of its location. There was an attempted revival of the Grapevine a few years later in that location but it flopped probably because of exactly that.

Likewise, The Texan became a convenience store for several years afterward but has been boarded up and now almost completely invisible from overgrowth. If and when The Feed Barn kicks it I won't expect to see a restaurant there again.

The fact of the matter is that there are going to be trendy corridors for shops and restaurants, stuff that's in fashion for a while but not anymore. Case in point--Post Oak Mall.

The main complaint I'm seeing on the post is that it's too small, which 2000 ft. for a dance floor does not seem small to me at all. But I've never been in that space. And that there's only stairs in the elevator hasn't worked in a long time. I would think they would have to get the elevator working, but I don't know for sure.

For dance hall, or a dance floor? I can't imagine that either of the dance floors at Harry's were over 2000 ft.? The whole building of course a different story.

What would The Hall have been? I know that was a much bigger dance floor.

I guess I keep picturing a house sitting on the dance floor to try to do the comparison in my head.

The old floor from Harry's would fit in there. But the extra space around the floor and the area for pool tables would not.

I'm not sure how he plans to reconfigure the space in order to fit everything he's promising.

My top 10 places i hit are located all over the place. And the funny part, none of them are on University.


Agreed. Carino's used to be a favorite of ours. We went back after not going for several years. Food quality had gone down and the whole place was dirty. They flat gave up. Keeping a place clean has nothing to do with medians, credit card fees, or food costs. It's amazing how many businesses overlook the little things. Look at Bucee's. Clean restrooms is a big draw. If you don't think so, you haven't traveled with a mother, wife or kids. Also, clean restrooms were a big strategic emphasis for McDonalds back in the day. They stopped focusing on it and they became disgusting. About 5-10 years ago, their new CEO made a comment in his opening statement that they would refocus on clean restrooms.

Just like everything else, people blame lots of other things for their failure except lack of effort and attention to detail.

2000 square feet is basically 40x50ft. Not a giant dance floor by any means.

My favorite dance halls are ones that incorporate a racing track dance floor setup.

To be honest, Sprouts used to be much better 10 years ago than it is today. I live in DFW where they have stores all over the place, and for the most part, they have very few products that a larger HEB and Kroger doesn't already carry (particularly HEB with their strong natural foods/supplements section). Their pricing has also noticeably increased over the past few years. Lastly, their newest stores are also noticeably smaller than what they were building in the 2000's-2010's.

Both the Bed Bath & Beyond center (former World Market) and before that, the old Linens N Things. They even filed a New Development permit for that one but it never came to pass.

Not TOO surprised it's Sprouts that's the next grocery store to come to College Station, my dark horse candidate was Gordon Food Service.

Well in the "going" category, I saw all of the big oak trees being pushed over at Highway 6 and Briarcrest. Every single one. I'm sure they are doing the same on university. I remember when all of those were planted.

If you're talking about on the back side of Traditions, there's a community being built over there. Bigger lots, exterior will be sort of a "modern southern colonial" maybe is a good way to put it? Think upscale Savannah elevations. Big, long, covered front porches. That kind of thing.

Yes, it's called The Range. A fair amount of discussion about it previously

It is expected to finish in February. The Range will have a driving range, eight pickleball courts, and a courtyard with 12 cornhole stations.

FYI - What FIL is referring to here is closer to Traditions than it is to HWY 47. What FIL is referring to is this: https://www.twelveoaksreserve.com/ and closer to Traditions than it is 47.
